ARCHITECTURAL REVIEW

Please be aware that, except for most landscaping, all modifications to the exterior appearance of your Olney Oaks Townhouse requires prior approval by the Board of Directors.

In fact, it is highly likely that your modification may require a permit from the Montgomery County Department of Permitting Services (DPS). Determining the requirement for and obtaining a permits and/or approvals from DPS would be the sole responsibility of each homeowner.

RECYCLING

Pickup for recycling is every Thursday! Your bin should be placed curbside no later than 7:00 a.m. of the day of collection with the lid closed. Homeowners are responsible for properly disposing of materials not taken or materials that blow away.

Mixed paper items for recycling should be placed in a paper bag, small cardboard box with a secure lid or bundled with string and placed in or next to the blue recycling bin.

Commingled materials for recycling (glass, plastic bottles and containers, metal cans, etc.) should be placed in the blue recycling bin.

Items and materials that can be recycled include: Newspapers; Clean Paper and Junk Mail; Brown Paper Bags; Shredded Paper (placed in paper bag); Cardboard (non-wax); Milk and Juice Cartons; Empty Metal and Aluminum Cans; Empty Aerosol Cans; Aluminum Foil and Pie Pans; Magazines & Catalogues; Books; Empty Plastic Tubs & Bottles; and Empty Glass Bottles & Jars. See the lid of your recycling cart. Individual items too big to fit in the bin should be thrown away. Recyclable materials can be placed in the bin together or comingled. All residents are encouraged to recycle as much as possible. Please be informed of what is recyclable and help keep trash out of the program!

TRASH, BULK WASTE, & HAZARDOUS MATERIAL

Trash collection is on Monday and Thursday. Generally, if the waste collection day is a Federal holiday, the trash will not be collected until the next regularly scheduled trash day and the recycling collection is delayed one day following the holiday that week.

Items for disposal (trash, recycling, bulk trash pick-up) are not to be placed curbside earlier than 7:00 pm the night before a scheduled collection and should be placed curbside before 7:00 am on collection day to avoid missing the collection. Containers are required to be removed from the collection area no later than 12:00 midnight the day the removal service was rendered.

Residents may receive up to two free bulk trash collections per calendar year. Please call B & B Refuse at 301-424-1427 to make arrangements.

Yard waste (grass clippings, leaves, twigs, etc.) may be placed curbside the weekend prior to the recycling collection on Thursday in the approved brown paper yard waste bags or in a container with a lid labeled yard trim.

Trash and recycling containers are to be placed in front of your home near the community sidewalk for collection. Containers are not to be placed in islands or any other common areas. Containers are to be stored in the rear of the property or inside the home when not out for collection.

All trash placed out for collection is to be secured in a container with a lid. Bagged trash placed out for collection is prohibited.

Residents are responsible for picking up any trash or recycling items of theirs which are carried away from the collection area either by wind, animals, birds, etc.

Prohibited items for curbside disposal include, but are not limited to, automotive waste products, household hazardous materials, garden and pool chemicals, radioactive materials, explosives, tires, or any commercial, industrial or medical waste.

Fines and Fining Procedure:

Anyone person caught in violation of any of the above listed rules and regulations will be considered to be illegally dumping.

Homeowners or their tenants caught illegally dumping will be fined $100.00 plus the cost of removal.

Homeowners or their tenants found not in compliance with any trash regulation not pertaining to illegal dumping will be fined $25.00 per violation.

f fined, the homeowner may request a hearing to state any defense. This request must be made in writing within 60 days of notification. All fines will be assessed to the homeowners account and will be subject to the same collection procedures as the annual assessment.

Be watchful and report suspicious activity.
Please also inform the Board so that the Community can be alerted.
